REMINDER: This Advisory is supplemental to obtaining professional property inspections. Professional property inspections are absolutely essential; there is no practical substitute for a professional inspection as a measure to discover and investigate defects or shortcomings in a property.

Revisions as of August 2017:

  • Pg. 8, #13 – Indoor Environmental Concerns, Drug Labs
    • Previously, this section discussed the location of property addresses for unredmediated properties where methamphetamines or other illicit drugs were manufactured. Due to a change in Arizona law, the Board of Technical Registration (BTR) no longer is responsible for maintaining a list of unremediated properties. The information and website was changed to reflect the possible health and environmental risks associated with drug laboratories.
  • Pg. 12 – Wire Fraud
    • A disclosure for Wire Fraud was previously added to the Buyer Advisory. The following is a description of the information that can be accessed via the newly provided links.

      The first address links to a joint publication from the National Association of REALTORS® and the Federal Trade Commission reminding the public that, “scammers sometimes use emails to rob home buyers of their closing costs and personal information.” This article describes how scammers can obtain information, what NOT to do with email communications and in the event of a scam, who to contact. Read more here.The second address, linking to the Consumer Financial Protection Bureau (CFPB), describes how homebuyers may be the target of email scammers in an attempt to steal the homebuyer’s down payment and/or closing costs. This occurs when the scammer poses as an escrow officer or a party to a transaction, providing last minute changes to the closing process, such as wiring instructions. Read more here.
