Exchanges: More than the Basics – This is an advanced class in real property and personal property tax deferred exchanges. This class addresses not only the types of exchange transactions available, but also issues that may arise when using each of the exchange programs. It covers the most current changes and practices in the industry, including but not limited to the use of REO, foreclosure, auction and short sale properties. Seller carried notes, new financing, land leases and loan assumptions are also addressed in this class.
Unraveling the Mystery of 1031 Exchanges – This class not only provides the basics for a successful 1031 delayed exchange, it also provides the real estate agent with sufficient knowledge to know when the client is a potential candidate for a 1031 exchange transaction. The exchange timeline along with the process and deadlines for the identification of replacement properties are clearly defined in this presentation. Misconceptions in the industry and common pitfalls in an exchange transaction are addressed, along with straight talk as to how the real estate agent can assist the client without giving tax or legal advice.
